Drainage & GradingLow-lying and waterfront parcels can have drainage concerns. Review grading, stormwater, impervious coverage and any prior drainage permits.
ZoningConfirm zoning district, setbacks, lot coverage, building height, permitted uses, accessory structures, pools, fences and any variance history.
Construction PermitsReview open permits, inspection status, additions, renovations, electrical/plumbing work and required closeouts before a transaction.
Rental / Resale CertificateOceanport’s Construction Department provides a rental/resale certificate application. Verify what is required for the specific property and transaction.
Waterfront StructuresDocks, bulkheads and shoreline work can involve municipal, state and other approvals. Do not assume an existing structure can be expanded or replaced in kind.
Fort Monmouth RulesProperties inside the former Fort Monmouth area may have redevelopment-specific land-use controls, covenants, associations or phased infrastructure.
Title & Recorded DocumentsReview deeds, easements, restrictions, mortgages, liens and recorded plans through Monmouth County and qualified title/legal professionals.

Fort Monmouth & Netflix Context

Netflix Studios Fort Monmouth is under construction on a site that spans both Oceanport and Eatontown. Netflix reported in June 2026 that the completed campus is planned to include 12 soundstages totaling nearly 500,000 square feet, with phased completion targets beginning in 2027. That project can affect nearby construction activity, traffic patterns and commercial demand, but NJTGO does not treat the entire studio as an Oceanport-only development.
