A classic barrier-island shore community in Toms River Township, Ocean Beach is made up of three closely related neighborhoods — Ocean Beach I, Ocean Beach II and Ocean Beach III — stretching between the Atlantic Ocean and Barnegat Bay.
Ocean Beach is one of the distinctive residential beach communities on the northern Toms River barrier island. Although Ocean Beach is not an incorporated municipality of its own, it has a strong local identity built around three private community associations: Ocean Beach Surf Club Unit 1, Ocean Beach & Yacht Club (Unit II), and Ocean Beach & Bay Club (Unit III).
The communities sit on the narrow Barnegat Peninsula, with the Atlantic Ocean on the east and Barnegat Bay on the west. Many local properties use a Lavallette, NJ 08735 mailing address, while municipal government, zoning and public services are provided through Toms River Township.
NJTGO groups Ocean Beach I, II and III together because they share the Ocean Beach name, history and barrier-island setting. Each unit, however, remains a distinct private association with its own facilities, rules, badges, events and community administration.

Official Unit I Website →Established in 1948, Unit II is a private family beach community of about 491 homes with ocean and bay beaches, a clubhouse and marina facilities.
Official Unit II Website →The largest of the three units, Ocean Beach III has about 990 homes and a well-known collection of compact shore cottages, sandy streets, ocean beach access and bay recreation.
Official Unit III Website →Ocean Beach traces its modern development to 1946, when Fred C. Pearl and Edward J. Patnaude began developing affordable beach cottages just north of Lavallette. The success of the first development led to Unit II in 1948 and the much larger Unit III in 1951.
The early cottages were deliberately simple and compact, helping create the distinctive close-knit appearance that still defines parts of Ocean Beach today. Many properties were rebuilt or elevated following Superstorm Sandy in 2012, but the community continues to retain much of its mid-century Jersey Shore character.
Wide sandy beaches, swimming, surf fishing and classic Jersey Shore sunrises define the ocean side of Ocean Beach.
On the west side, bay beaches and community facilities support sunsets, fishing, crabbing, kayaking, paddleboarding and boating.
Ocean Beach has a long tradition of weekly summer cottage rentals. Renters should confirm which unit a property belongs to because badge and community rules differ.
Ocean Beach is primarily a residential beach destination rather than a boardwalk resort. The experience centers on the beach, cottages and neighborhood community life.
Depending on the unit and guest privileges, bay-side recreation can include fishing, crabbing, kayaking, paddleboarding and small-boat access.
For amusement rides, arcades and larger entertainment districts, Point Pleasant Beach and Seaside Heights are within the broader barrier-island region.
Route 35 is the main north-south road through the barrier island. Summer traffic can be heavy, especially on changeover days and holiday weekends, so allow extra travel time.

Ocean Beach is part of a closely spaced chain of shore neighborhoods on the northern Toms River barrier island. Nearby destinations include Lavallette, Ocean Beach Shores, Seacrest Beach, Monterey Beach, Silver Beach, Chadwick Beach, Chadwick Island, Normandy Shores and Normandy Beach.
NJTGO is treating these communities individually where they have a distinct local identity, while grouping closely connected areas where that makes the guide easier to use.
