About Longport

Longport occupies the narrow southern tip of Absecon Island, with the Atlantic Ocean along its southeastern shore and bay waters along the northwest side. The borough was incorporated on March 7, 1898, from Egg Harbor Township. The community's name honors James Long, who acquired property here in the 1850s as the island's southern end continued to grow and change.

Small-town reality: Longport's population expands sharply during the summer, but its permanent commercial base remains tiny. Many everyday groceries, pharmacy needs, services and additional restaurants are found immediately north in Margate City.

Beaches & 2026 beach information

Longport's beaches are the borough's defining public amenity. Beach tags are required for people age 12 and older during the guarded season, and beach rules are actively enforced.

Real Estate & coastal property considerations

Longport is a high-value shore market dominated by detached beach homes, bayfront residences and condominium properties. Because annual sales volume is small, one or two unusually expensive transactions can move the headline median significantly.

Floodplain review is essential

Longport is a barrier-island community exposed to coastal flooding. Confirm the current FEMA flood zone, base-flood elevation, elevation certificate and flood-insurance implications for the specific property.

Substantial-improvement rules

The borough's floodplain program can affect renovations, enclosed areas below base flood elevation and when a home must be elevated to current standards.

Wind, water & building systems

Buyers should evaluate flood and wind insurance, bulkheads, drainage, corrosion, mechanical-equipment elevation, foundation condition and storm resilience.

Seasonal-rental economics

Longport's rental market is highly seasonal. Monthly portal medians can be distorted by summer leases, luxury inventory and short listing windows.

Flood information
Before buying, selling or renovating: verify survey and property lines, flood zone, elevation certificate, zoning, permits, condominium or association rules, deed restrictions, insurance availability and recent tax information. NJTGO provides community orientation, not brokerage, appraisal, engineering or legal advice.

Visiting & lodging

Longport is primarily a residential beach community rather than a hotel destination. Its appeal is the beach, quiet streets, coastal parks and easy access to the larger Downbeach and Atlantic City area.

No conventional hotel inventory verified

NJTGO did not identify a conventional hotel operating inside Longport during the September 2026 review.

Vacation rentals

Seasonal whole-home and condominium rentals are an important part of the local lodging market. Verify current borough requirements, lease terms, parking and occupancy rules.

Nearby lodging

Margate, Ventnor, Atlantic City, Somers Point and Ocean City provide much broader hotel and lodging choices within the surrounding shore region.

Parking & beach access

Longport is compact and street parking can tighten substantially in summer. Read posted parking rules carefully and plan extra time on peak beach days.

Best reason to visit: Longport is strongest for travelers who want a quieter beach day or residential shore experience rather than a boardwalk, nightlife or dense shopping district.

Jobs & employment

Longport's year-round employment base is small and is concentrated in municipal services, public safety, beach operations, construction, real estate and the borough's limited restaurant sector.

Borough employment

The Human Resources office handles municipal job advertising and applications. No current general borough vacancy was verified on the HR page during this September 2026 review.

Seasonal Beach Patrol

Longport recruits seasonal lifeguards before the summer. The 2026 application cycle and tryouts have concluded; future candidates should watch the borough website in spring.

Local private-sector work

Construction, marine services, real estate and restaurants account for much of the identifiable private employment located within the borough itself.
